Quantitative research on landlords and landowners:  European perspectives

Over the last 20 years, land and real estate markets have experienced an unprecedented surge in prices (Friggit, 2021; EUROSTAT; 2021) and have been characterised by the diffusion of financialisation mechanisms (Aalbers, 2016; Byrne 2020). The role of major institutional investors and their impact on urban change, including rising inequalities, has received increasing interest (Christophers, 2021). Other researches have also shown that some households are more and more involved in housing wealth accumulation (Piketty, 2013; Adkins et al., 2021; Insee, 2021).  

But what do we know about individual and corporate owners-investors that are active in land and residential real estate markets?

While a growing number of studies deal with property ownership and investment, comparing different approaches or different national contexts is not that easy. The categorisation of owner-investors and the indicators used to follow their investments are crucial methodological aspects that influence our understanding of markets (Özogul et Tazan-Kok, 2020) and can also be the basis of controversies.

How does the landscape of land and real estate investors look like today? What is the distribution of land and real estate wealth in the population? Have the investors’ behaviours changed over the last few years? What is the role of investors in current urban changes? Is it necessary to conceive new regulations for residential and land property markets?

These questions will be addressed in this new edition of  the “Ateliers du Foncier” workshops through the presentations of four scholars working on different European countries such as France, The Netherlands, Luxembourg and Switzerland.

The RJCF is glad to invite you to participate in the 16th edition of the Ateliers du Foncier workshops. The event will take place in Avignon University (Campus Hannah Arendt – room 2E07) on Wednesday March 16 from 10.00 am to 17.00 pm.

Recherches quantitatives sur les propriétaires fonciers-immobiliers : points de vue européens

En France comme dans la majorité des pays de l’OCDE, ces vingt dernières années ont été marquées par une hausse historique des prix fonciers et immobiliers (Friggit, 2021) et par la diffusion de mécanismes de financiarisation du secteur du foncier-immobilier (Aalbers, 2016; Byrne 2020). Le rôle majeur des investisseurs institutionnels et les conséquences de leurs interventions dans les transformations urbaines et la production d’inégalités font l’objet de plus en plus d’attention (Christophers, 2021). D’autres travaux montrent que les ménages s’inscrivent de plus en plus dans des stratégies d’accumulation de patrimoine foncier-immobilier (Ronald, Kadi, ; Piketty, 2013 ; Insee, 2021).

Que sait-on aujourd’hui des propriétaires-investisseurs, entreprises et particuliers, qui interviennent sur les marchés fonciers et immobiliers résidentiels ? 

Si plusieurs travaux commencent à documenter ce phénomène, leur comparabilité n’est pas toujours assurée. En effet, la délimitation des catégories de propriétaires-investisseurs ainsi que les indicateurs statistiques utilisés pour mesurer les investissements et les patrimoines constituent des points de méthode cruciaux à prendre en compte tant ils sont susceptibles d’orienter la lecture qui peut être donnée d’un marché. Ces éléments de méthode alimentent également plusieurs controverses contemporaines dans ce domaine.

Quel est le paysage des propriétaires fonciers-immobiliers aujourd’hui ? Comment se répartissent les patrimoines fonciers-immobiliers ? Comment leurs comportements sur les marchés ont-ils évolué ? Quel est leur rôle dans les transformations urbaines contemporaines ? Y a-t-il une opportunité à concevoir de nouveaux dispositifs de régulation des interventions de ces acteurs sur les marchés ?

Autant de questions qui alimenteront les échanges de cette nouvelle édition des ateliers du foncier à la suite des présentations de quatre intervenant-e-s internationaux proposant une lecture de ces phénomènes aux Pays-Bas, au Luxembourg, et en France.
